Durham Region Real Estate Report - October 2011
Durham Region Experiences Healthy Sales Growth
- DRAR* - reported 870 sales in September, up 6% when compared to 815 sales in August.
- The number of active listings remains virtually unchanged from last month.
- September brought 1,624 new listings to the market place.
- 54% Sales to Listing Ratio indicates a balanced market.
- The average selling price of a home in Durham Region remained consistent at $316,938 to September at $317,634.
- The above numbers are also comparable with the Year-to-Date average sales price of $317,265.
- The price of a home in Durham Region appears to be stabilizing.

Mortgage Affordability
Mortgage Affordability
When shopping for a new home, the first step is to figure out how much you can afford. Affordability is based on the household income of the applicant(s) purchasing the house, the personal monthly expenses of those applicants (car payments, credit expenses, etc.), and the expenses associated with owning a home (property taxes, condo fees, and heating costs).
You also need to determine if you have enough cash resources to purchase a home. The cash required is derived from the down payment put towards the purchase price, as well as the closing costs that must be incurred to complete the purchase.
How to Estimate Affordability
Lenders look at two ratios when determining the mortgage amount you qualify for, which generally indicate how much you can afford. These ratios are called the Gross Debt Service (GDS) ratio and Total Debt Service (TDS) ratio. They take into account your income, monthly housing costs and overall debt load.
The first affordability rule, as set out by the Canada Mortgage and Housing Corporation (CMHC), is that your monthly housing costs – mortgage principal and interest, taxes and heating expenses (P.I.T.H.) - should not exceed 32% of your gross household monthly income. For condominiums, P.I.T.H. also includes half of your monthly condominium fees. The sum of these housing costs as a percentage of your gross monthly income is your GDS ratio.
The CMHC’s second affordability rule is that your total monthly debt load, including housing costs, should not be more than 40% of your gross monthly income. In addition to housing costs, your total monthly debt load would include credit card interest, car payments, and other loan expenses. The sum of your total monthly debt load as a percentage of your gross household income is your TDS ratio.
Down Payment
Because the minimum down payment in Canada is 5%, this benchmark is used to determine your maximum affordability. Ignoring income and debt levels, your maximum mortgage would be Normal 0 false false false MicrosoftInternetExplorer4 [down payment $ ÷ 5%]. Any mortgage with less than a 20% down payment is known as a high-ratio mortgage, and requires you to purchase mortgage default insurance, commonly referred to as CMHC insurance.
Cash requirement
In addition to your down payment and CMHC insurance, you should set aside 1.5% - 4% of your home's selling price to cover closing costs, which are payable on closing day. Many home buyers forget to account for closing costs in their cash requirement.

DON'T FORGET LAND TRANSFER TAX WHEN PURCHASING A HOME
Land Transfer Tax
Land transfer tax (LTT) is often overlooked when considering the total cost of purchasing a home. All provinces have a land transfer tax, except Alberta and Saskatchewan, who instead levy a much smaller transfer fee. In most provinces the tax is calculated as a % of property value, using asking price as a close estimate. Home buyers in Toronto, unfortunately, also incur an additional municipal tax. However, Ontario, British Columbia, Prince Edward Island and the city of Toronto offer land transfer tax rebates for first-time home buyers to offset the unwelcome cost
Ontario Land Transfer Tax
To Calculate your land transfer taxes simply use the following calculation:
Purchase Price of the Home- $350,000
ON THE FIRST $55,000 multiply by 0.5% (55,000 x 0.5% = $275)
ON $55,000 - $250,000 multiply by 1.0% (195,000 x 1.0% = $1,950)
ON $250,000 - $400,000 multiply by 1.5% (100,000x 1.5% = $1,500)
ON $400,000 and over multiply by 2.0% (not applicable for this calculation)
($275 + $1,950 +$1,500 = $3,725) Land Transfer Tax Amount Payable
($55,000 + $195,000 + $100,000 = $350,000) Purchase Price of the Home
Ontario First-Time Home Buyer Land Transfer Tax Rebate
The Ontario land transfer tax rebate is equal to the full value of the land transfer tax up to a maximum of $2,000.
Eligibility
- The buyer must be older than 18 years
- The buyer must occupy the home within nine months of purchase
- The buyer cannot have owned a home anywhere in the world
- The buyer's spouse cannot have owned a home while being your spouse
- If you are purchasing a new home, it must be eligible for home warranty
Based on Ontario land transfer tax rates, the rebate will cover the fully taxed amount on houses up to $227,500. For houses over $227,500, home buyers will receive the maximum $2,000 rebate. To obtain this refund, you need to apply within 18 months after the purchase of the home.

The Charms of Living in an Older Home can be Many!
There is the history, style, craftsmanship, quirks. However there's no denying that living in such a home presents many challenges. Maintenance can be tricky and expensive, especially if certain systems and features have been neglected over the years.The following is a small but summarized list of certain isues to pay close attention to.
- Basement leakage and water penetration is the number one problem with old homes and foundations.
- Brick, block and stone foundations were not constructed with modern weeping tile systems. If there was any tar on the foundation it is deteriorated. Your best defence to reduce basement leakage is good grading near the foundation to drain water away and good eaves and downspout systems to drain water away.
Out dated wiring is usually an issue in many older homes.
- Knob and tube wiring was used up until the 1940's.
- The 1950's so the use of ungrounded wiring and
- From the mid 1960's to late 1970's aluminum wiring was very common.
- If the panel has been upgraded, look for an Electrical Safety Authority (ESA) sticker on the panel. It’s rare but sometimes you might uncover a 100 amp panel installed on the old 60 amp service leads. Wiring issues can lead to insurance problems.
- Energy inefficiency has been very topical the past few years. Without any upgrades you will find that most older homes were constructed with single-pane windows that can be quite drafty and lead to condensation problems. Older homes usually have very little insulation in the attic, walls and basement and the heating systems can be quite old.
- T he government has re-instated the Eco Energy program to assist with improving the energy efficiency in older homes.
- Many times the old homes that were on oil have now been converted to gas.
- A good Question to ask when you see this is where is the old oil tank? Was it in the home, outside or buried in the ground?
- If your home has older water pipes, have them checked to identify the material and determine if they need to be replaced. Some older materials such as galvanized steel, iron, and even lead are still in use today even though new construction does not allow them.
- Old fireplaces rarely meet current standards. If you see a charming wood burning fireplace please be sure to have it WETT Certified (Wood Energy Technology Transfer).
A pre listing home inspection when listing an old home and is a good investment! It definitely helps in avoiding and uncovering costly issues that might have a deal turn sour very quickly.

Durham Region Real Estate - A Great Investment!
Association of REALTORS® reported 906 sales for the month of July.
So far in 2011 there have been a total of 6,213 sales in
Durham Region which represents a 3.7% decrease over last year.
With 1,328 new listings reported in July the total number of homes
available for resale in Durham Region is 2,247. The sales-to-newlistings
ratio, an indication of market balance, stood at 68.2% for July.
A ratio above 60% suggests a seller’s market.
The average selling price of a home in Durham Region for July is
$329,956, an increase of 11.2% over July last year. “Sellers are still
seeing strong price increases for their homes, making real estate in
Durham Region a great investment” said Durham
