A Playground For All !

Two years ago I met one of the most amazing young boys I have ever met - his name is Michael and he lives in Courtice, Ontario. When I met his parents they were looking for a house for their growing family. The lovely 1,000 square foot bungalow was busting at the seems. They indicated they had one very particular request and that was for a barrier free main floor and something that made it easy for the family to move around. It made sense at the time and the search began!

 

What I didn't realize was, how impacted I was going to be by this search. After a few days of searching for homes I met Michael and my world was changed! I thought I was looking for home that would accomodate a wheelchair and that couldn't have been further from the truth. I was now looking for a home that would alllow a wonderful young boy to move freely around his home with his family and enjoy all the same things his sister enjoys. The mobility helps Michael get stronger and improves his health. This Journey affected me in ways I couldn't even imagine and everytime I have the pleasure of visiting with Michael I am reminded of just how wonderful he is, how big his heart is and what a special family he is part of.

Mini Stock Racing in Ontario

Three years ago I was introduced to the sport of short track oval racing by a friend of mine, Ryan Oosterholt, who races the # 79 Prelude in the mini Stock class at the Kawartha Downs Speedway in Fraserville Ontario. Ryan races almost every Friday night throughout the summer. I have had the pleasure of attending many of Ryan's races over the past few years and most recently attended the Fan Appreciation Night at the Kawartha Speedway back on July 20th. The drivers put on a great show and sincerely welcomed the fans onto the track for autographs and a chance to meet the drivers and their pit crews up close and personal.

Throughout this season Ryan has been touted as one of the better drivers in his class and his race results quite often support the praise he receives. Ryan currently sits second in the seasons points standings and has every chance to win the overall. It's exciting to watch these young drivers manoeuvre their way around the track, through the pack or even held off the pack to maintain the lead.

There is a lot more to this sport than simply turning left and going fast!

A few years ago I knew very little about this type of racing and I will admit I still don't know much more about the finer details, however I do enjoy watching now with a better understanding of the sport. I  am certain that I could probably not drive as well as some of these drivers and i only enough about engines to be dangerous. With that out there I did want to support my friend and get a bit more involved in this sport so I decided to through my support to Ryan Oosterholt through a sponsorship. I know the sponsorship has its benefits, but what I didn't realize is how much it helps Ryan and his team compete at every race. Now that I am more involved I quite often find my self cheering out loud for Ryan and his Farm Bro racing team. It has been a pleasure watching Ryan race and I do learn more and more every week about the sport of racing. Racing has also allowed me to include my son Ethan in an entertaining event and who knows maybe one day he will be in a similar spot as Ryan. Every time I head over to the speedway my son always wants to come with me. Unfortunately I can't explain all the details of racing to my son, but while in the pits, he does get to learn quite a bit from Ryan, his crew and some of the other drivers. It's always a great night out with my son.

I am almost certain the very same can be said for Ryan as well, his dad Henry is with him in the pits and most of Ryan's other family members and friends are in his pit crew helping and getting the car ready to go. Ryan has great support from family and friends, they ensure the race car arrives at the track and is running as fast as it can on the track.

The FARM BRO racing crew is a force to be reckon with!!

What Canada's New Mortgage Rules Mean to Homeowner

On June 21st The Minister of Finance announced some changes that will take effect on July 9, 2012 which will impact how BUYERS can qualify for mortgages. I have included a link to a BNN interview with TD’s chief economist, Craig Alexander, that can help explain these changes. 

Highlights of the changes are: 

  •  25 year amortization , down from 30
  •  Maximum refinance to 80% LTV
  •   Maximum Gross Debt Service ratio of 39% and Total Debt Service ratio of 44%     
  • Government-backed insured mortgages limited to homes with a purchase price of less than $1 million

Benefits of Townhome Ownership

No Matter what stage of life you are at, Owning or Purchasing a Townhome is an excellent idea!

Initially, townhouses belonged to a set of terraced houses, sharing walls with other homes built in the same architectural style. Members of the aristocracy often occupied them in Europe. Having “a house in town,” for example in places like London or Bath, generally meant owning a second or third home one visited during certain seasons.

Today Townhouses have undergone a dramatic shift. Instead of being domiciles for the wealthy, they have now become residences for people who are entering the housing market or "Right Sizing" their lifestyles and do not want the maintenance of a large 2 storey detached home or are adverse to renting. Like the townhouses of old, the modern townhouse shares walls in common with other townhouses making them very affordable. Given the average size of most Townhomes they are easy to decorate, easy to maintain and provide many of the amenities of larger detached homes such as master ensuite bathrooms,  3 or more bedrooms and quite often 3 or even 4 bathrooms. All of the above benefits makes owning a Townhome a great investment for the "First Time" home  buyer or "Empty Nester".  Most all Townhomes are two-story buildings with the odd 3 storey building sprinkled around.

Keep in Mind there can be 2 types of Townhome ownership in the market place, Freehold and Condominium. make you have a clear understanding of the differences between the two types of ownership.
