This blog was created to compliment my website www.lifeindurham.com - I felt there needed to be more detailed information about the processes of Buying and Selling Real Estate and how I can help you market your home or assist in finding your dream home.

How long Will it Take?
With the New Year just a few days away you might be thinking of selling your home, if so then one of your questions will certainly be: "How long will it take to sell my house?"
If you want to sell in your time frame and not endure months of inconvenience and anxiety, you must be the best value on the market. Value is made up of price, condition, location and emotional intangibles like attractiveness.
So how do you set and manage the value?
Evaluate Comparables: I don't think there is an alternative to previewing the Active. Carefully study the online interior photos and make lists of the pros and cons compared to your house. comparables with a knowledgeable local Realtor. You must visit the houses in person and realistically "think like a buyer". You should also drive by the houses that have recently sold or are under contract
Considering asking your self the following question now:
Would my house have been chosen over the ones that just sold?
Market Analysis: Your Realtor should show you a detailed market report of the inventory (inventory simply means the # of comparable houses currently on the market in your area), How many will sell each month and the average DOM or Days on Market. The report should be based on data from the MLS system. You should be able to develop a very clear picture based on the statistics and research provided.
Be Realistic: How will your house compete against other homes in your area? To sell in this market, your home must be compellingly priced, well staged (best presentation you can do or afford) and be aggressively marketed by a full-time Realtor with a successful brokerage.
Now for the really big question:
Do I really want to sell?
"How long will it take to sell my house?" won't be a quick or simple answer but it doesn't require a crystal ball. A real answer will require that you are realistic, willing to work hard and that you hire the right Realtor.

When Would you Like to be in your New Home?
How does April or May Sound to you?
Shortly after the holidays people start thinking about that new home they have had their eye on or that neighbourhood they have always wanted to be in.
If you want to be in that new home or new neighbourhood by spring time, then now is the time to start the process. It may sound odd, however, when you consider the following time frame it makes a bit more sense.
Therefore, if you take all of the averages and add them up you have, at the soonest 14 weeks (3.25 months) and at the longest of the averages 18 weeks or 4.5 months. So lets say you decided to sell your home on January 5th then you would be moving into your new home or new neighbourhood in mid to late April or at the latest the end of May (providing all the time lines fall within the averages). There is still the process of purchasing that new home to consider as well.
When you decide to make your next move, contact me and I will be happy to help you plan for a successful and stress free process, I work with you from the first consultation right through to final close and moving day. I look after all of the details so you can focus on what matters most to you!
You can reach me through my office at (905) 728-1600 or directly at (905) 435-SELL.

If you want to be in that new home or new neighbourhood by spring time, then now is the time to start the process. It may sound odd, however, when you consider the following time frame it makes a bit more sense.
- It takes about 2 - 3 weeks to get your home prepared and orgnaized to sell. A well prepared or profesionally staged home will garner top dollar and sell quickly.
- Once your home is on the market you can anticipate being on the market anywhere from 2 - 3 weeks. Some homes sell quicker but if we stick to the averages, expect 2 - 3 weeks.
- Standard closing on a home is usually 2 - 3 months or 60 to 90 days.

Seven Reasons to List your Home During the Holidays
Here are the 7 benefits to listing now vs listing in January
1. While there may be less buyers out there, people who look for a home during the holidays are very serious, they are ready to buy!
2. There are fewer homes for buyers to look at during the holidays which means less competition for you…
less competition equals the possibility of an elevated sales price and a quicker sale!
3. After the holidays the supply of listings increases substantially which lowers the demand for your home…
more competition equals less money!
4. Your home shows so much nicer when decorated for the holidays!
5. Many buyers have more time to look for property during the holidays (as opposed to a normal work
week).
6. We will can set strict guidelines and schedule the showings on your home to the times you want it shown. You remain in control.
7. You can sell now for more money and not have to physically move until January or February…as opposed to just starting the whole process at that time.

The Buyer Representation Agreement
The Buyer Representation Agreement
When it comes to just about every kind of contract, signing on the dotted line makes most of us all a little bit nervous!
When selling a home, most people are aware they sign a Listing Agreement with a REALTOR®. There is, however, an agreement that REALTORS® might ask their home-buying clients to sign. It’s an agreement that works in favour of buyers, guaranteeing the very best in real estate service.
The Real Estate Council of Ontario (RECO), a public agency formed to protect consumers and regulate the industry, introduced guiding principles mandating that REALTORS® ask their clients to sign a Written Representation Agreement at the earliest possible time. When choosing representation, homebuyers have the option to sign either a Buyer Representation Agreement or a Buyer Customer Service Agreement.
The Buyer Representation Agreement signifies that for a designated period of time, the buyer has engaged a specific REALTOR® firm to work exclusively on his or her behalf at finding a property. The agreement confirms the REALTOR®’s commitment to make his or her best efforts for the buyer.
By signing the Buyer Customer Service Agreement the buyer acknowledges the Broker or individual Sales Representative has provided him/her with written information explaining agency relationships including Seller Representation, Sub-Agency, Buyer Representation, Multiple Representation and Customer Service.
