Shortly after the holidays people start thinking about that new home they have had their eye on or that neighbourhood they have always wanted to be in.
If you want to be in that new home or new neighbourhood by spring time, then now is the time to start the process. It may sound odd, however, when you consider the following time frame it makes a bit more sense.
- It takes about 2 - 3 weeks to get your home prepared and orgnaized to sell. A well prepared or profesionally staged home will garner top dollar and sell quickly.
- Once your home is on the market you can anticipate being on the market anywhere from 2 - 3 weeks. Some homes sell quicker but if we stick to the averages, expect 2 - 3 weeks.
- Standard closing on a home is usually 2 - 3 months or 60 to 90 days.
Therefore, if you take all of the averages and add them up you have, at the soonest 14 weeks (3.25 months) and at the longest of the averages 18 weeks or 4.5 months. So lets say you decided to sell your home on January 5th then you would be moving into your new home or new neighbourhood in mid to late April or at the latest the end of May (providing all the time lines fall within the averages). There is still the process of purchasing that new home to consider as well.
